Januar 2024 von 700.000 Euro auf 3 Millionen Euro an. Infolgedessen bleibt Verm\u00f6gen von bis zu 3 Millionen Euro auf den Balearen k\u00fcnftig steuerfrei. <\/strong><\/p>\n<p>Die neue Verm\u00f6genssteuergesetzgebung setzt ein positives Signal f\u00fcr den Immobilienmarkt. Seit 2012 machen internationale K\u00e4ufer:innen durchschnittlich 43 Prozent des umgesetzten Immobilientransaktionsvolumens der Balearen aus. Rund ein Viertel des gesamten Bruttoinlandsprodukts der Balearen geht auf die Immobilienbranche zur\u00fcck, nur im Tourismus wird mehr Umsatz generiert. Deutsche sind mit Abstand die gr\u00f6\u00dfte Gruppe der internationalen K\u00e4uferschaft. Rund 40 Prozent der Deutschen, die in Spanien eine Immobilie erwerben, entscheiden sich f\u00fcr die Balearischen Inseln.<\/p>\n<p><strong>Freibetrag f\u00fcr Verm\u00f6genssteuer bislang bei 700.000 Euro<\/strong><\/p>\n<p>Bislang lag die staatliche Verm\u00f6genssteuer, bei der Resident:innen wie Nicht-Resident:innen j\u00e4hrlich progressiv zwischen 0,28 bis 3,45 Prozent des Nettoverm\u00f6gens zahlten, \u00fcber dem Freibetrag von 700.000 Euro. \u201eDas betraf bei Resident:innen das gesamte Verm\u00f6gen, bei Nicht-Resident:innen aber maximal das Immobilienverm\u00f6gen. Seit 2015 d\u00fcrfen Nicht-Residente w\u00e4hlen, ob sie die Verm\u00f6genssteuer an die Zentralregierung in Madrid zahlen oder an die Autonome Region, in der die Mehrheit des Verm\u00f6gens befindlich ist\u201d, erkl\u00e4rt Florian Hofer, Gesch\u00e4ftsf\u00fchrer von Engel &amp; V\u00f6lkers Balearen. Mit der Gesetzes\u00e4nderung wird die &#8222;Impuesto sobre el Patrimonio&#8220; nun erst ab einem Gesamt- bzw. Immobilienverm\u00f6gen von 3 Millionen Euro erhoben. Zudem kumuliert der Betrag, wenn mehrere Eigent\u00fcmer:innen im Grundbuch eingetragen sind.<\/p>\n<p>\u201eSeit der Einf\u00fchrung der Verm\u00f6genssteuer 2011 hat sich die Zahl der 31.000 deutschen Steuerresident:innen auf den Balearen halbiert. Jetzt gibt es mit den gro\u00dfz\u00fcgigen Freibetr\u00e4gen f\u00fcr die Verm\u00f6genssteuer und der Abschaffung der Erb- und Schenkungssteuer Anreize, einen festen Wohnsitz auf den Balearen zu genie\u00dfen. Beides sind Wahlversprechen der neuen Balearenregierung PP, die nun umgesetzt wurden.&#8220;<\/p>\n<p><strong>Immobilien auf den Balearen gewinnen weiter an Attraktivit\u00e4t<\/strong><\/p>\n<p>Die Balearen geh\u00f6ren zu den beliebtesten Reisezielen im Mittelmeer. \u201eAufgrund der hohen Lebensqualit\u00e4t, der hervorragenden Erreichbarkeit sowie der langfristigen Wertstabilit\u00e4t geh\u00f6ren die Inseln bereits zu den begehrtesten Standorten f\u00fcr Ferienimmobilien weltweit\u201d, erkl\u00e4rt Florian Hofer. \u201eMit der bereits vollzogenen Eliminierung der Erbschafts- und Schenkungssteuer f\u00fcr Verwandte ersten Grades und des nunmehr hohen Freibetrags f\u00fcr die Verm\u00f6genssteuer haben die Balearen einen attraktiven Rahmen f\u00fcr internationale Immobilienk\u00e4ufer:innen und Investor:innen geschaffen.
